What exactly is the Salt Maintenance Pack?+

The Salt Maintenance Pack is a monthly retainer that combines exterior washing and salt rinse, written condition reporting, and full trade coordination into one fee. It's closer to property management than a wash service. The goal is to catch damage before it becomes expensive, and to take the admin completely off your plate.

What does trade coordination mean?+

When an inspection flags something that needs a plumber, electrician, or painter, we handle everything: finding the right person, getting a quote, scheduling the job, and following up on the outcome. You approve the work, and we manage the process end to end so you don't have to be involved until it's done.

What happens when the inspection finds something?+

It goes in the written report with a photo, and we give you the options. Minor items get flagged for the next scheduled visit. Anything that needs a trade, whether it's a rust patch before it spreads, a failing seal, or a plumbing issue, is handled the same way. We source the right person, get a quote to you, and manage the job from start to finish. You decide what gets actioned, and every job is scheduled with your approval.

What does a condition report cover?+

Each report covers render and exterior walls, timber elements, metal fixings and balustrades, windows and glass seals, roof and gutters, decking and outdoor areas, and driveway surfaces. Every report includes a minimum of eight timestamped photos taken on arrival, before any work starts. A copy goes to you, and your full history is logged in your property portal.

What if I want to cancel?+

All plans run month-to-month with 30 days notice. Annual prepay clients receive a prorated refund on unused months.

My property isn't directly on the water. Does it still apply?+

Yes. Canal-facing and ocean-facing homes take the most direct hit, but properties within several kilometres of the coastline or tidal waterways still experience significant salt air exposure. If you're in Tweed Heads, Kingscliff, Casuarina, Banora Point, Byron Bay or surrounding suburbs, your property will benefit from regular salt management regardless of direct water frontage.

What happens at the free walkround?+

We come to your property, walk the full exterior, photograph everything we observe, and produce a complete written condition report. It takes around 30 minutes. We'll recommend the right pack based on what we find, and you leave with the report regardless of what you decide.

Do you cover boats, docks and jet skis?+

We coordinate protection across your entire property, not just the house. Docks, pontoons, outdoor structures, and marine assets can all be discussed at the walkround. Tell us what you have and we'll work out the right approach. We'd rather know everything upfront than miss something that needs attention.

Do you service holiday let or strata properties?+

Yes. Strata and body corporate plans are available with a single invoice per complex. For holiday let properties, the Premium pack works well, since monthly maintenance and quarterly reporting give you a consistent record between stays. Call to discuss your situation.

How do pricing and packages work?+

Pricing is tailored to your property at the free walkround, where size, exposure, and current condition all factor in. We offer two levels of cover (Essential and Premium) plus one-off and strata options. Annual prepay is available across all tiers.
